We purchased the property in March 2007 from a local self employed joiner who undertook a modernisation programme over a five year period. However, the property still required a degree of ‘finishing off’ and we completed these works in July 2007. Having spent the last 25 years staying in self catering holiday accommodation, both in this country and abroad, we have experienced both the highs and lows. We hope you will not be disappointed with Gable House. House Rules 1.Enjoy yourself! 2.Seriously, we do not have a list of do’s and don’ts and all we ask is that you treat the property and furnishings with respect as you would do at home. We realise that accidents will happen so please let us know in order that we can replace any breakages and repair any damage as soon as possible. 3.If anything is broken or damaged, please let us know by phone, e-mail or text so that we can arrange to resolve the problem. In the first instance please give us a ring. The numbers are on the front cover. 4.A new carpet has been fitted early 2015 to the lounge, stairs and landing. In order that we can keep this looking good for as long as possible, shoe removal in the hallway would be much appreciated. 5.The following are meant to be guidelines to assist you to have the best holiday possible. We apologise if you feel these are a bit too much! House Facilities Phone: Mobile reception for the majority of networks is poor and we have therefore provided a landline for your use. Gable House number is 01751 470155. UK landline calls are free. Regrettably, there is a block on international and mobile calls. Please note that generic national numbers such as 0845, 0870 are not included in the free calls and are charged to us. Whilst we appreciate that the use of these numbers is sometimes unavoidable, we do obtain an itemised bill at the end of every week and request that their use is kept to a minimum. Internet: Wi-fi internet access is installed and available for guest use. The wi-fi location is Asus and the password is Kingfisher#55 TV: A Panasonic 37” widescreen tv receives Freeview channels. HD Digibox: A Panasonic HD PVR (personal video recorder) provides recording facilities and HD channels. DVD: The dvd will play CD’s through the amplifier/receiver if you just want music. Radio channels are also available through the TV or receiver. Amplifier/receiver: This will connect via Bluetooth to your smartphone, tablet etc. The access code is 0000. It also provides superior sound to the TV and DVD. Shopping There are a number of village shops to cater for everyday requirements. Pickering, 2 miles to the West has more selection. Restaurants There are a number of eateries in the village. We can highly recommend Brandy Snap bistro run by Adam & Claire (474732) and Warrington House (475028) run by Jane and Jonathan. If you like curries, Spice4U www.spice4u.co.uk in Pickering is very popular and you will need to book for a weekend although they also do takeaways. Recommended fish & chip shops are Capplemans in Pickering: http://www.capplemans.co.uk/ Magpie in Whitby: http://www.magpiecafe.co.uk/ and 149 in Bridlington: http://fishandchipsat149.co.uk/ Further afield, there is The Star at Harome is highly rated and around £60 per head! You also need to book 3-4 months ahead for Friday or Saturday night but you may be luckier during the week. There are lots of other country gastro pubs. Boiler – This is serviced annually There are CO2 meters in the boiler room and lounge and wired fire detectors in the kitchen and to the landing. There is a fire blanket and extinguisher to the kitchen. The bunk bed came with a warning from Marks & Spencer that the top bunk is not suitable for children under 6 years of age. Please be aware of this. The whirlpool bath is a novelty for those who have not had previous experience. However, please do not use bubble bath as we did and it took nearly half an hour to get rid of the bubbles! The water level needs to be above the nozzles before switching on. The pump is isolated by the switch to the landing. Please use the cleaning fluid after use. Water shut off In an emergency, the stop tap for the water is under the sink and behind the plinth. The plinth pulls off easily. Central Heating The timer is programmed 07.30 – 10.00 and 16.30 – 23.00. If you want or need the heating on outside these times, there is an override button which advances to the next setting. Please, please do not alter the settings as you need a physics degree to reset! Hot water is instant as the boiler is a combi unit. Please note that the oil burns at a higher temperature than gas and the water does get very hot. We have found that the optimum setting for both the water and central heating is with the dials facing midday during the summer months and 1 o’clock during the winter. The rocker switch has three settings. Up for water, middle for off and down for water and heating. The thermostat is in the kitchen. The thermostat needs to be set to around 25 to feel comfortable. The boiler is covered by a service contract. If there is a failure with the boiler, please contact us. If we are not available (only applies if we are away on holiday) please contact Dave the boiler engineer direct on 07896022754 or 01723 515768. Gas hob This is from a propane cylinder in the garage. There is a full cylinder as a back up. Should the gas run out, please follow the guidelines in the cottage. Lounge fire There will be a complimentary rack of logs. Additional supplies can be obtained from Wardills in the village, Coopers in Pickering or Cedar Barn Farm shop and café just before you get to Pickering on the right. If you are not familiar with lighting a log fire, make a few paper ‘rings’ of rolled and knotted newspaper and place on the grate. Add 3-4 firelighters and place kindling on top followed by a small log . Close the bottom vents but leave the top vents fully open and light the firelighters. Keep the door closed and when the fire is well established, open the bottom vents as required. The more air you allow in, the hotter the fire will get, but this does use the logs quicker. BEWARE – the handle and vents for the fire get extremely hot. Use the gloves and fire implements at all times. Parking All the land in front of Gable House from the gate to the telegraph pole belongs to the property. However, there is a right of way to the rear of Warrington House and access is required for the owners and their guests. You are welcome to use the garage if your car will fit but please ensure the door remote is returned at the end of your stay as we do not have a spare! If you have nice alloy wheels, please be aware of the raised brickwork to the gulley adjacent to the garage. I speak from experience! There is additional parking in front of the garage but please do not obstruct the sliding doors to the neighbours fuel store. We enjoy a good relationship with our neighbours and they are very obliging and helpful. Inventory Each guest will have a hand and bath towel. All cloths, sponges etc will be provided in the kitchen along with tea towels. There will be a starter supply of dishwasher tablets. Washing up liquid and liquid hand soap is available in the kitchen and/or bathroom. In the kitchen, the following is provided: Iron and ironing board Cool box and freezer blocks Torch Small first aid kit There is sufficient crockery and cutlery for 12 settings. For the serious cook there are weighing scales, electric hand whisk etc. There is a selection of Jamie Oliver and other cookery books. Bins We have a commercial contract with Ryedale council and the main bin will be collected weekly by them. During the winter period, from November – February the collection reverts to the standard fortnightly collection. The smaller black and green boxes and the blue bag are for recycling materials. Black box for glass, green for plastic bottles and cans and blue bag for newspapers, cardboard etc. These are collected fortnightly. If you are staying ‘on rota’ would you be so kind as to place the boxes/bag out with the other residents? Thank you. If you have an excess of bottles, rubbish or any recycling, there is a Civic Amenity (tip) just on the edge of the village going towards Scarborough. As you climb the hill passing the church, take the next left turn and the site is on your left. Birds and plants We have tried to encourage birdlife into the garden. Whilst the usual suspects are sparrows we have also seen chaffinches and the occasional robin. If you do spot anything unusual, please feel free to make a note in the visitor’s book. Please also feel free to top up the seed feeder and be kind enough to water the plants if they look thirsty! Out and about There are lots of leaflets and suggestions in the hall cupboard. If the weather is poor, York has numerous options including the railway museum which is free. The Minster is a major tourist attraction but most people do not visit the undercroft which is quite fascinating. The use of the park and ride is advised as York city centre and ring road are invariably busy. Alternatively, go by train from Malton. If you do drive the cheapest car park is next to Sainsburys on the northern part of the inner ring road. (YO31 7JB) Nearest beaches are at Scarborough and Whitby. If you like walking or cycling, the Dalby Forest is fantastic.. You can hire bikes from the courtyard – http://www.dalbybikebarn.co.uk/. If you are an adrenalin junky, Go Ape is fantastic. You can book online on : http://www.goape.co.uk/ Departure Day Apologies if you are reading this when you may or may not have even arrived, but just to remind you that in the booking conditions, we ask that you vacate by 10 a.m. This is to allow the cleaner sufficient time to complete her duties before the arrival of the next guests. We are sure that our guests will appreciate the high standards that our cleaners set and we thank them for their contribution in making your holiday a most pleasant experience. We trust we can rely on your assistance. With regard to cleaning, we do set high standards and we do ask that you leave the property as tidy as possible. We do not expect or require guests to leave the property spotless but the cleaner does require 3 hours between lets to maintain standards. The cost of cleaning and laundry is included in the rental but we regret that any cleaning in excess of 3 hours and the cost of stain removal or laundry replacement will be charged extra or taken from the damages deposit. When leaving, if you collected the keys from Jane & Jonathan please return the keys to them or if you used the key safe please replace them in the safe when you leave.
