Whether you are looking to get away as a couple or with a few families, our house can accommodate. Approx. 3000 sq. ft. 4 bedrooms, 3 baths and sleeps up to 12. Sits on 1/2 acre with 110 ft. of waterfront out the backdoor. Large covered patio with gas BBQ grill center & fully stocked house.

As the house is directly across the lake from Camas Cove Cellars, go by boat and tie up at their dock. The sand dunes are a quick drive (15 min) for ORV fun or go by boat and have some beach fun. Come visit this great desert oasis.

SHORT TERM VACATION DWELLING RENTAL AGREEMENT

***Rental of the property acknowledges acceptance of the terms below.***

This Vacation Dwelling Rental Agreement (hereinafter referred to as “Agreement”) between BIG PUDDLE PROPERTIES, LLC, (hereinafter referred to as “Owner”), e-mail: bigpuddleprops@gmail.com and the Responsible Person (hereinafter referred to as “RP”), is for short term lodging at the Vacation Rental Dwelling (hereinafter referred to as “Property”) listed in paragraph 1 below.
1. Property Location: 3712 West Lakeshore Drive, Moses Lake, Washington 98337.

4. Check In Time: 4:00 p.m. Check Out Time: 12:00 noon
Non-refundable Cleaning Fee: $175.
Smoking. Smoking is not permitted in the house or on the grounds.
Parking. There is room for four vehicles to park in the driveway.
Non-Refundable Pet Deposit. $35.00 per dog. Dogs are allowed on a case-by-case basis and must be pre-approved prior to reservation booking. All evidence of pet occupation shall be removed from the property and grounds at the end of the occupancy period.
Total number of people in occupying party are not to exceed twelve (12). The maximum sleeping overnight shall be limited to twelve (12).
Yard maintenance. Thursdays - guest responsibility to have yard clean of any pet waste and all personal items in front and back yard.
5. Responsible Person(s): In accordance with Moses Lake local ordinance, a RP (aged twenty-five (25) or older), who is an occupant of the vacation rental dwelling and is legally responsible for ensuring that all Additional Occupants as defined in paragraph 19 below and/or guests comply with all laws and regulations during their stay shall be identified for each rental (MLMC18.63.060 I.). The RP shall be considered the Lead Renter. Communication of information and/or instructions relating to this rental shall be communicated to and from the Lead Renter.
6. CAUTION REGARDING LAKE FRONT PROPERTY: The Property is located on Moses Lake with a steep bank and dock access. There is no lifeguard. By accepting this agreement RP acknowledges his/her responsibility to supervise themselves, additional occupants and guests in, on and around the lake at all times. RP also acknowledges his/her responsibility to indemnify Owner in accordance with statement below:
a. INDEMNIFICATION: The RP acknowledges it, Additional Occupants and guests occupy the Property at their own risk. RP shall indemnify and hold Owner, Owners’ members, employees, officers, directors, agents, and representatives, harmless from any and all claims, liabilities, loss, damage or expenses (including, without limitation, attorney's fees and court costs), personal injury, sickness or death, loss or damage, however caused, to any person or property which arise out of, or are in any way related to the use and occupancy of the Property referenced in this Agreement before, during or after the time of occupancy. Further, RP accepts full responsibility for the use of the Property and any recreational equipment such as boats, jet skis and motors, water toys, etc. and agrees to pay for any damage caused by said equipment. The RP further acknowledges responsibility for ensuring all Boating Regulations are observed themselves, Additional Occupants and guests, including but not limited to having required safety equipment in the watercraft, as well as meeting current Operator Competency Requirements.
b. Responsible Party (s) Duties. The RP shall use the premises only in a prudent and lawful manner. The RP shall leave the Property in broom clean and tidy condition at the expiration of the Agreement, normal wear and tear accepted. RP shall abide by and follow the additional instructions (Renters’ Responsibilities) found in the mud room and shall be responsible for the Additional Occupants and guests doing so as well. If the Renter’s Responsibilities are not followed, we may charge an additional cleaning fee which will be requested through Airbnb and charged to your card on file with them.
i. The RP represents, warrants, acknowledges and agrees he/she/they will use the Property and its facilities in accordance with The Terms and Conditions above and any additional information or instructions provided Owner or its agents.
ii. The duty of the RP to indemnify, defend and hold Owner harmless shall include, without limitation, claims, liabilities, suits, losses, damages or expenses arising out of the death of, or injury to, any person or persons including the Owners’ members, employees, officers, directors, agents, and representatives, and any damage to, or destruction of, any property, including that owned by the Owner or its members, employees, officers, directors, employees, agents, or representatives.
c. Additional Occupants and Guests. RP expressly acknowledges and agrees that this Agreement is for vacation occupancy of the Property only, and that RP, Additional Occupants and guests do not intend to make the Property a residence or household.
d. Attorney Fees. RP agree to pay all reasonable costs, reasonable attorney fees and expenses incurred by Owner in enforcing this Agreement.
7. Cancellation Policy & Changing a Booking. The RP may want to consider investigating Trip Cancellation Insurance and/or such other insurance they deem advisable to protect their interest(s).
a. Cancellation by the RP shall result in the forfeiture of the Occupancy Fee if after the terms stated in on the booking site.

9. Property Access During Fall/Winter Months. The Property is offered for rental during the fall/winter months. RP is advised and shall be responsible for advising Additional Occupants and guests that following any major snowfall. Owner shall be not held responsible for any losses, additional expenses or penalties incurred as a result RP and/or Additional Occupants or guests being unable to arrive at or leave a Property on time due to a lack of snow clearance. RP are also reminded to ensure that they and their vehicles and the vehicles of Additional Occupants and guests are suitably prepared and equipped for driving in the wintry conditions likely to be encountered during their visit to the Property.
10. Owner Inspection. The Owner or its agents shall have the right to inspect the Property and/or make repairs without prior notice at any time and to enforce the terms stated herein. Should the RP, Additional Occupants and/or guests violate any of the terms stated, the occupancy period shall be terminated immediately. RP hereby waives all rights to process if they fail to vacate the premises upon termination of the occupancy period. The RP and Additional Occupants and guests shall vacate the premises at the expiration time and date of this Agreement unless this Agreement is terminated prior thereto as a result of its breach, at which time the RP and all Additional Occupants and guests shall immediately vacate.
