We are originally from California (Aura) and Canada (Todd). We are loving and living in New Hope PA, in our 2009 custom built from the beginning, one of a kind environmentally conscious, almost fully off the grid, modern canal oasis known as 'ARIVA DWELL'. Todd and I are fun to be with, and pride our selves in a story supported history of total hosting excellence. We are both honest, kind and grateful people. Todd and I enjoy various workouts, yoga, the culinary arts, e-biking and even sailing the seas as ASA certified yacht Captains. We love pursuing various adventures and spending warm moments with like hearted people, as well as those others that help change our perspectives as we listen. Having travelled so much with Todd's long term airline career we are aware of the relationship between average and excellent in the world as our guests see and feel in our offerings. We also understand that the needs and expectations of our cherished guests change over time, and we pride ourselves on adjusting to these changes at the tip of desire, not late in the game, and doing so with full on effort and grace as team. We make our share of mistakes along they way, and own them immediately with a view of not being right, but getting things right for you. We are available for anything you may need during your stay, either by phone or in person. We maybe able to accommodate early check in or late check out depending on reservation prior or after yours. A fee of $20/hr will apply.

HOLD HARMLESS AGREEMENT:

1/HOLD HARMLESS

The hosts and owners of the property do not assume any liability for any loss, damage or injury to persons or their personal property. Neither does the owner accept any liability for any perceived negligence or for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable, WiFi, electricity or plumbing due to weather conditions, natural disasters, acts of god, or other reasons beyond its control.

2/ENTRY BY OWNER

Owners or their designees may enter the premises under the following circumstances: In case of an emergency, to make any necessary agreed upon repairs, alterations or improvements, and to supply necessary or agreed upon services.
Landscaping services are apart of regular exterior maintenance of the property, this work may occur without announcement from 10:00 - 5:00 pm 7 days a week.

3/SLEEPING CAPACITY/DISTURBANCES

Guest and all occupants will be required to vacate the premise and forfeit the payment fee and security deposit for any of the following: Occupancy exceeding the agreed upon guest count and names thereto, or occupancy exceeding the contracted guest count in the reservation, using the premises for any illegal activity, causing damage to the premises or any neighboring properties and any other acts that may interfere with neighbors rights to quiet enjoyments of their properties.

4/MAINTENANCE

Please report any maintenance needs discovered on the premises and the host will respond as quickly as possible.
Refunds will not be made for maintenance issues including, but not limited to electrical service interruptions,heating and air conditioning, appliances, televisions, cable, WiFi, and stereos.

5/GUEST COUNT AND NAMES

As per booking platform rules names of all guests using the property must be listed on the reservation with the host. Any revisions to this list must be shared with the host prior to entering the property. Falsifying this information will result in termination of reservation without refund. Additional guests are not insured by Air bnb even if they stop by for a moment, everyone is better off being protected , we appreciate this respect in advance. All children of any age must be listed on the reservation without exception.

6/GUESTS of GUESTS

No guest may invite any guest to the property that is not listed and named on the booking thought the booking platform. Any changes to the original guest list must be agreed upon with the host though an altered reservation before any new guest is allowed to enter the property. If the guest list is amended on the day of check in a call to the booking agent may be necessary but in all cases no new guest is allowed to enter the property without being listed on the reservation altered or otherwise.

7/ GUEST CONTRACTORS

If a guest contracts any services during the reservation the host must be notified in advance. The contractor must be approved by the host who will require any such contractor to provide a valid insurance policy naming the property owners as beneficiaries of the policy.
