With private access, this pretty studio in Neutral Bay has a chalet feel with wooden beams and skylights. Recently renovated, it offers clean, modern convenience at a great price for a location just 10 minutes by bus from Sydney's centre (Wynyard).
We are hosts offering a well-equipped studio apartment with ensuite and kitchenette just 10 minutes from Sydney centre by car, and close to public transport (bus, train, ferry).
Our clean, light-filled studio has private access (separate to main house). Maximum number of guests comfortably accommodated is two - for no smokers only thanks.

We are available to guests to help if asked but we respect their independence and privacy, so if they prefer not to interact – its their call.
Visitors to Sydney love being in Neutral Bay for maximum convenience in a pretty, leafy neighbourhood. Guests routinely walk just over the Harbour Bridge to the city. Distances from our apartment include:
- 8 minute walk to Clark Road shops including mini-mart and bottle shop, dry-cleaning/laundry, cafe, restaurants and newsagent.
- 10 minute walk up to Military Rd to Coles supermarket and countless restaurants/cafes, pub/bars, post office / huge Watson St bus interchange to the Northern Beaches among other places.
- Parks heaven for exercise and recreation. Studio is just 25 metres from Forsyth Park ovals - great for joggers.
- 15 minute walk to weekend markets in North Sydney and Kirribilli for an array of fresh produce and fun shopping, and equally close to English language colleges, Stanton library and business district of North Sydney.
- 15 min drive to Taronga Zoo, and less to Balmoral Beach and other unspoilt gems like Clifton Garden reserve (Chowder Bay).
- 20 min drive to Manly, Freshwater and other surfing beaches, with all Northern Beaches accessible by direct bus from Watson St bus interchange at the top of our street!
Take the 263 bus, a 3 minute walk from your front door, and arrive in the centre (Wynyard station) 10 minutes later!
- 15 min walk to train stations of North Sydney or 20 mins to Milsons Point
- 20 min walk to Neutral Bay ferry, or 4 min drive there (also to North Sydney wharf).
Utilities (water and electricity) are included. Offstreet parking is available for a nominal fee. AirBNB takes a security deposit & refunds it in full 48 hrs after your departure if you leave the studio as you found it.

If the number of guests changes between when you book (eg, for 2 guests), and when you check-in, just let us know fairly about your change of plans.
Please don't make a reservation with us if you are a smoker. Sorry - but we seek to keep our environment smoke-free for other guests. We've not allowed pets to date.
At check-in, we provide you with your own key (there's obviously a replacement fee if lost). We also go through a brief condition report to be signed at check-in to help ensure your security deposit is returned in full if we get our apartment back in the same tidy condition in which we rent it out! Please return the signed condition report to us within 24 hours.
DURING YOUR STAY
The basic rule is just to follow common sense and you can't go wrong. This means please don't turn on air conditioning if you have the windows/skylights open. The air conditioner obviously isn't then cooling the room & just blows straight out the window. Never flush sanitary products or baby wipes in the toilet. You will block the sewerage and lose your security deposit.
We ask guests to please enter and leave the property quietly out of respect for our neighbours.
Guests for longer than one week stay receive two sets of linen, and are responsible for their own laundry during the visit.
We likewise provide toilet paper, hand soap & washing up liquid on arrival, but guests buy their own additional as required along with their other groceries (supermarkets are within walking distance – detailed in the Guidebook).
Given the laundromats nearby, washing clothes in the apartment sink isn't appropriate and so not allowed. Laundry can easily be done at the following (though prices may alter over time):
- My Wash House, Shop 1/66 Clark Rd, Neutral Bay - $13/load, open everyday but Sunday.
-Bagman Laundrette, 69 Military Rd, Neutral Bay - $15/load, or
-self-(email hidden) Laundrette, 43a Spofforth St, Cremorne - $5 own load wash and $1/7 minutes of drying, 730am-630pm weekdays and 8-5 weekends.
Please don't direct your postal mail to our address without asking us. Its easy to rent a post office box in Neutral Bay if you need one.
To avoid damaging the table, kindly use the placemats provided or tablecloth for meals (located in bottom drawer of kitchen).
Given the heating/cooling works to regulate the apartment temperature within 5 minutes, it is not necessary (or safe) to leave it on while you are out. We will deduct a portion of your security deposit if you leave A/C on with skylights open! (You’re not cooling or heating the room with the windows open). We simply ask you not to waste power or water by leaving lights or taps running unnecessarily.
The apartment is professionally cleaned prior to your arrival (with the cleaning fee paid) and has routine pest control done. Please don't leave food uncovered lying around the kitchen, as it attracts pests. Surface spray for any bugs is located under the bathroom sink.
We leave skylights on the narrow latch when we are out to ensure security (including from possums!)
Guests are responsible for taking out rubbish weekly (see House Manual) and for their own cleaning. We provide a dustbuster/ vacuum in the roof cupboard. Bathroom and kitchen cleaning products are in the cupboards below the sinks. You are asked to empty your dustbuster (including of hair) when you leave.
We reserve the right to inspect the property during the visit if we have reason for concern about the condition in which it is being kept or how electricity / water is being used.
The House Manual contains other tips & is provided to you by AirBNB after a reservation is confirmed.
Before check-out, we leave a basket for you to please put in all used sheets, towels and kitchen teatowel. We also provide bin liners to put in after you empty rubbish from the bathroom & kitchen.
Please empty the bathroom and kitchen bins into the red-lid rubbish bin downstairs, and any recyclables into the yellow-lidded wheelie bin. Its important never to put rubbish in the green lidded wheelie bin, which is for garden waste only (and your security deposit is deducted the fee if we are fined for putting rubbish there). Please don't dump boxes or other excess packaging with us when you leave, as local Council will also charge a disposal fee deducted from the security deposit.
Dishes/cutlery etc must be washed and put away and the kitchen surfaces clean, and the microwave wiped out. If you leave drawers/ cupboards full of dirty coffee cups, dishes or saucepans - washing fees are then deducted from the security deposit.
Except for items we provided on arrival (like butter, milk, breakfast things), the fridge & cupboards must be emptied of all food. This includes frozen food. None of your food or empty containers should be left in cupboards (other than what you found there - such as tea, coffee, sugar etc).
We appreciate guests staying here completing the review on AirBNB within a week of your stay finishing. We of course promise to do yours too!
First of all, Jessica was very accommodating upon arrival and when we had a minor incident on the first night she saw to fixing it right away and i couldn't have asked any more of her. In fact, throughout most of our visit i found our host to be courteous and attentive.
There were a couple of things that upset me about the booking though. Less significant, is that after our last day out we came back to find our access to the apartment was blocked by a fairly large vehicle. Not particularly welcoming and certainly not ideal having to waken a sleeping baby to remove him from his pram so i could lift it over the offending vehicle but probably just an innocent mistake.
The main issue we had is that the apartment is described as a "Gorgeous Studio very near Sydney". Whilst the Studio is relatively close to the Harbour Bridge, about a 20-30 minute walk, 15 minutes to the nearest Train Station and about 20 to the Ferry Point, i wouldn't say it was Gorgeous. There's absolutely no outlook, the garden area included in the photographs is inaccessible to the studio, the bathroom is a lot more dated than it appears in the photos and although we found the room pretty clean, i feel that to describe it as "Gorgeous" is very misleading. This is a small but reasonably priced apartment in a nice suburb.
This was my first AirBNB experience and since then i have had 2 more stays. Neither of which have left me an itinerary of cleaning duties i was to perform prior to leaving, although we have acknowledged that we should leave them in an acceptable condition. Perhaps on my first venture we were a little naive but overall we would say that the the host was good but we were a little disappointed with the studio itself.
Steve - we are going to let the other reviews of our studio speak for themselves. You nailed it when you said there is no better price-for-quality accommodation in Sydney than ours. After years of experience in hosting on AirBNB, you and your girlfriend are the currently front-runners for the 'worst guests ever' title.
Yes Jessica and Nick made us feel at home. Very helpful in all ways. We had a late arrival and they provided us with some breakfast foods until we could get to the store. Located in a lovely neighborhood. Transportation was very close by.
Before arrival Jessica provided us with some extra information, which was very helpful.
And upon arrival we were pleasantly surprised that Jessica provided breakfast.
The B&B has the perfect location as the bus stop is just a 2 minute walk and it is easy to walk to the Harbour Bridge. It is a nice and quiet area, perfect if you don't want to stay in the busy city.
Nice quiet spot and met all expectations. Never met host but they kept in touch with text & email and I never wanted for anything.
We had a great 18days stay at this comfortable Neutral Bay studio situated in a fantastic area. It was exactly as advertised. Jessica and Nico were very friendly and helpful. We would always recommend this studio to our german friends if they will plan to go to Sydney!
From the moment we made our initial enquiry Jessica was nothing but helpful and when we asked if we could access the property earlier than planned it was not an issue.
