CHECK OUT PROCEDURES
As a reminder, check out is at 10 am on the day that your booking ends. Before you leave, we ask a couple of favors to help our housekeeper prepare for the next guests.

PAYMENT/RESERVATION – We only hosts guests with verified ID, Email and Phone #, a copy of your license must be scanned no later than 5 days prior to your arrival to mckenzmark@gmail.com The booking guest must also register EVERY person staying in the villa with full name at day of booking but not later than 5 days prior to arrival. Ignoring this rule will result in cancellation.
No local meet up’s and staying over with any persons not previously registered/booked and agreed by host.
An advance payment equal to 100% of the rental rate is required within 2 days to secure the reservation. Payments will be accepted by credit card or authorized payments by AirBNB. The balance of payment is due thirty (30) days before your arrival date.
REFUNDABLE DAMAGE DEPOSIT
A refundable $1500 damage deposit is required at the time of booking or damage insurance for $99 to cover $5000. The damage deposit will be fully refunded within 14 days, unless excessive cleaning is necessary, pets are

evidenced, more than the number of guests stay in the unit or there are any other violations of this rental agreement.
CLEANING FEE
A separate non-refundable post occupancy-cleaning fee of $200 is required in addition to the rental fee. You are expected to leave the home broom clean, which means bagging the trash and placing it in the outside receptacle, filling and turning on the dishwasher, and generally tidying up. If there is sand/tar or makeup damage on the towels, blankets, pillows or pillowcases the charges for replacement will be charged to you after your stay.
PROPERTY DAMAGE INSURANCE
We highly recommend insurance through AirBNB for a fee to cover unintentional or accidental breakage or damage that can be added to the rental rate.
PLUMBING
Do not flush anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the plumbing system, you could be charged damages of up to two hundred dollars.
RESPONSIBILITY
The owners are not responsible for any accidents, injuries, or illness that occur while on the premises or its facilities and are not responsible for the loss of personal belongings or valuables of the guests. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

PARTIES/CONSIDERATION OF NEIGHBORS
Parties or additional guest visiting the property are not allowed, unless previously discussed and approved. Guests shall not conduct any events or activities that might interfere with the peaceful enjoyment of the property’s neighbors. No excessive noise after 10:00 pm or before 8:00 am. If guests are found to be entertaining more guests than approved by owner in the are found to be entertaining more guests than approved by owner in the rental agreement without owners prior written permission, or are creating excessive noise after 10 pm guests may be asked to vacate the property immediately, and will forfeit the remainder of the rental as well as the security deposit.
Please be considerate late at night and early in the morning as well. This villa is located in a residential neighborhood, please be courteous of noise and voices.
Guests shall not use premises for any unlawful purposes, violate any law or ordinance, or commit waste or nuisance on or about the premises.
NO SMOKING
This is a NON- SMOKING unit. Any evidence of smoking inside the unit will incur a cost of $250(this includes Marijuana). Cigarette Smoking is allowed outside in any public areas as long as it doesn’t bother neighbors in close proximity.
NO SHOES
In an effort to keep and maintain the interior floors and rugs we have a NO SHOE POLICY INDOORS. There is a sign on the front door as a reminder and please place them by the front door upon entering.
CANCELLATIONS
Cancellations made more than (60) days prior to the arrival date will not incur any penalty. Cancellations made less than sixty
(60) days but more than thirty (30) days of the arrival date will forfeit 100% of the rental rate. The cancellation fees will be adjusted if we are able to rebook the property for the same dates.
NO REFUND without prior notice and documentation. Any issues during a booking period or stay, resulting in any refund request, needs to be addressed in writing before checkout through AirBNB Message. A description and photo of the issue is mandatory.
MAXIMUM OCCUPANCY
The maximum number of guests is limited to (10) persons total. A fee may be assessed and deducted from the damage deposit for any guests in excess of the maximum at of rate of $100 person per day.
UTILITIES
Occupants shall exercise reasonable care with the utilities. Please turn off
lights, AC, heaters, etc. when not in use.
NO DAILY HOUSEKEEPING SERVICE
While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. A one time housekeeping fee was charged to you when you booked your reservation. If you would like more frequent housekeeping, this can be arranged for an additional fee. We do Not permit bath towels or blankets to be removed from the units. If any towels or blankets are removed or used for this purpose, owner reserves the right to charge guests.
FALSIFIED RESERVATIONS
Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.
PARKING
We have plenty of open free parking on property. The driveway can accommodate (4) compact cars on each side.
PETS
Unfortunately PETS are not permitted in these rental units under any circumstances. This is to maintain standards for our future guests. If there is any evidence of pets on the premises, guest will be asked to leave the premises and forfeit the remainder of the rental and security deposit.
