For those seeking a bit of Western adventure, ride the trails with our wonderful ranch owners. There's nothing quite like seeing Mother Nature on the back of a horse! Minutes to downtown Fallbrook, the tiny house experience will feel like you've stepped into another world!

Amidst the natural beauty of Fallbrook's rolling and celestial countryside, the tiny house is a fun and unique lodging experience. The magnificent Santa Margarita River Ecological Reserve is minutes away (by foot or horse) and offers some of the finest hiking and horse trails in Southern California. San Diego Magazine rated the Santa Margarita River Trail as San Diego County's Number One Trail in reviewing the fifty top trails in the county. Ride those breathtaking trails with folks who love taking Tiny House guests on trail rides into the Reserve at very reasonable cost. If you love seeing awesome country on the back of a horse, it's an adventure worth having.

Perched on a small pastoral three-acre horse ranch, your tiny house has great views and offers hobbit sized comfort. Pine paneled with vaulted ceiling, it has a cozy sleeping loft for the young at heart, a hobbit sized room with comfortable day bed couch/sleeper and a galley kitchen with sink, refrigerator, microwave, cooktop and coffee maker.

Your tiny house has convenient adjacent parking and is just below the main house on the property. On all sides, the mountain views are magnificent. There are a variety of animals on the grounds--horses, goats, chickens, turkeys and, of course, ranch dogs. The neighborhood is rural in character with a Mediterranean climate-generally sunny and dry with close to perfect temperatures. A gentle breeze is often present and the air is wonderful. The sounds of nature (we'll leave that to your imagination!) are always present.

The Fallbrook location offers a great launching base to see Southern California. It's about thirty minutes to the beaches of Oceanside and about fifteen minutes to the wine country of Temecula. The downtown of Fallbrook, America's Avocado Capital, is less than ten minutes away with some fun small town restaurants and shopping. The Fallbrook countryside has an abundance of horse ranches and easy access to magnificent hiking and riding trails. San Diego Zoo's Safari Park, SeaWorld, Legoland, Encinitas, Delmar's Racetrack, La Jolla's beach and shopping are just short drives away. Take a day trip to the renowned San Diego Zoo or the world class museums of Balboa Park. San Diego's airport is about a fifty-minute drive and Orange County's John Wayne Airport is a little over an hour. Disneyland is about an hour and fifteen minutes away. This is truly a great location to enjoy the sights and sounds of San Diego and Orange County.

We will make every effort to make your stay comfortable and pleasant and promise you that experiencing our Tiny House will be something special and long remembered.

Guests should enjoy the equine views but, for the safety of our guests, direct interaction with the horses should be avoided. Please do not feed the horses or enter their enclosures. If you'd like to enter the stable area or just wander the property, there is a gate found just under the shade pavilion. Please remember to close the gate behind you so that the ranch dogs--Pip, Newt, Gus, et al--don't end up visiting the neighbors! Feel free to stop by the chicken coop or goat enclosure or just enjoy watching the horses in the corral.

If trail riding is something that sounds fun, our ranch owners are experienced trail guides and will be happy to take you out on the trails of the Santa Margarita River Reserve. The cost of the trail ride is really. quite modest and is made available to adult guests and to children sixteen (16) years of age and older. (Please note that our ranch owners respectfully request that payment for the ride be made in the form of cash.) The trails take you through incredibly beautiful country both above and along the Santa Margarita River. The experience is truly second to none in Southern California! If that sounds appealing, just let us know and we'll help to make it happen.

If you decide to take advantage of the trail ride, just before your ride you will be asked to sign a "Horse Riding Agreement and Liability Release" form, similar to the following, which is also posted in the Tiny House for your review. Please review it carefully.

PREMISES OWNERS: _________________, dba “Fallbrook Horseback Tours”, hereinafter known as “FHT” and _________________, dba “Tiny House Owner”, hereafter known as “THO”. ADDRESS: ___________________________, Fallbrook, California 92028

PLEASE READ CAREFULLY BEFORE SIGNING!

SERIOUS INJURY MAY RESULT FROM YOUR PARTICIPATION IN THIS ACTIVITY. FHT & THO DOES NOT GUARANTEE YOUR SAFETY. IT IS HEREBY AGREED TO AS FOLLOWS THAT:

A. REGISTRATION OF RIDERS AND AGREEMENT PURPOSE. I, the following individual hereinafter known as the “RIDER”, and the parents or legal guardians thereof if a minor, do hereby voluntarily request and agree to participate in trail riding to and within the Santa Margarita River Reserve:

B. AGREEMENT SCOPE AND TERRITORY AND DEFINITIONS – This agreement shall be legally binding upon me the registered RIDER, and the parents or legal guardians thereof if a minor, my heirs, estate, assigns, including all minor children, and personal representatives; and it shall be interpreted according to the laws of the State of California. Any disputes by the RIDER shall be litigated in and venue shall be San Diego, California.

The term “HORSE” herein shall refer to all equine species. The term “HORSEBACK RIDING” or “RIDING” herein shall refer to riding or otherwise handling of horses, ponies, mules, or donkeys, whether from the ground or mounted. The term “RIDER” shall herein refer to a person who rides a horse mounted or otherwise handles or comes near a horse from the ground.
The terms “I”, “me”, “my” shall herein refer to the above registered rider and the parents or legal guardians thereof if a minor.

C. ACTIVITY RISK CLASSIFICATION – Horseback riding is classified as RUGGED ADVENTURE RECREATIONAL SPORT ACTIVITY, and that there are numerous obvious and non-obvious inherent risks always present in such activity despite all safety precautions. According to NEISS (National Electronic Injury Surveillance Systems of United States Consumer Products) horse activities rank 64th among the activities of people relative to injuries that result in a stay at U.S. hospitals. Related injuries can be severe, requiring more hospital days and resulting in more lasting residual effects than injuries in other activities.

D. NATURE OF RIDING HORSES – NO HORSE IS A COMPLETELY SAFE HORSE! Horses are 5 to 15 times larger, 20 to 40 times more powerful, and 3 to 4 times faster than a human. If a rider falls from a horse to the ground it will generally be at a distance of from 3 1/2 to 5 1/2 feet, and the impact may result in injury to the rider. Horseback riding is the only sport where one much smaller, weaker predator animal (human) tries to impose its will on, and become one unit of movement with, another much larger, stronger prey animal with a mind of its own (horse) and each has a limited understanding of the other. If a horse is frightened or provoked it may divert from its training and act according to its natural survival instincts which may include, but are not limited to: stopping short, changing directions or speed at will; shifting its weight; bucking; rearing; kicking; biting; or running from danger.

E. RIDER RESPONSIBILITY – Upon mounting a horse and taking up the reins, the RIDER is in primary control of the horse. The RIDER’S safety largely depends upon his/her ability to carry out simple instructions, and his/her ability to remain balanced aboard the moving animal. The RIDER shall be responsible for his/her own safety.

F. CONDITIONS OF NATURE – FHT & THO is NOT responsible for total or partial acts, occurrences, or elements of nature that can scare a horse, cause it to fall, or react in some other unsafe way. SOME EXAMPLES ARE: thunder, lightning, rain, wind, wild and domestic animals, insects, reptiles, which may walk, run, fly near, bite and/or sting a horse or person; and irregular footing on out-of-door groomed or wild land or stream bed or rivers bed, etc., which is subject to constant change in condition according to weather, temperature, and natural and man-made changes in landscape.

G. ACCIDENT/MEDICAL AND PERSONAL LIABILITY INSURANCE – Should medical treatment be required, I and/or my own accident/medical insurance company shall pay for all such incurred expenses. Should my actions or that of my horse cause injury or damage of any kind, I and/or my own personal liability insurance provider shall pay for such damages.

H. PROTECTIVE HEADGEAR WARNING –RIDER IS REQUIRED TO WEAR PROTECTIVE HEADGEAR HELMET. The use of such headgear while mounting, riding, dismounting, and otherwise being around horses, may prevent or reduce the severity of some head injuries and even prevent death from happening as the result of a fall or other occurrence.

I. LIABILITY RELEASE – In consideration of FHT & THO allowing my participation in this activity, under the terms set forth herein, I, the RIDER, and the parent or guardian thereof if a minor, do agree to hold harmless and release FHT & THO, its owners, partners, agents, employees, officers, members, premises owners, insurers, and affiliated organizations from legal liability due to FHT & THO ordinary negligence; and I do further agree that except in the event of FHT & THO willful and wanton misconduct, I shall not bring any claims, demand, legal actions and causes of action, against FHT & THO and/or its associates/partners (“Tiny House” owners and partners), for any economic and non-economic losses due to bodily injury, death, property damage, sustained by me and/or my minor child or legal ward in relation to the premises and operations of FHT & THO, to include while riding, handling, or otherwise being near horses owned by or in the care, custody and control of FHT & THO.

J. DIGITAL IMAGE RELEASE AND DAMAGE/LOSS WAIVER—Riders agree that should any photographs be taken by THO or FHT during the ride, those images may be selectively used to promote its hosting business on various travel websites such as Airbnb.com. In addition, should Rider have THO or FHT take digital photographs or videos during the ride with Rider’s personal camera/cell phone, Rider agrees to not hold THO or FHT financially responsible should that device be damaged or lost during the ride—for instance, if the device falls into the Santa Margarita River or is lost on the trail.
