RENTAL RULES

1. No Illegal Acts: Guest will comply with all statues, ordinances, and requirements of all municipal, state, and federal authorities, and all building rules and regulations regarding the use of the property. The rental property shall be treated with respect and consideration. Please be aware that most of the neighbors are permanent residents. We ask that the peace and privacy of any of the neighbors to this building be respected at all times. Any violations of the above stated policy could result in eviction from the premises without notice and without any refund of any deposits or rent. Any evidence of illegal activity will result in a minimum $500 fine.
2. Building Office: Please do not visit the building office as they are not our staff and cannot assist you with anything. Please contact us directly for any questions or concerns.
3. Smoking: Smoking is NOT allowed. The building is a non-smoking complex. Smoking anywhere within the complex, including the balcony and outdoor communal areas are strictly prohibited. To smoke, you must exit the building and be at least 20 feet away from the entrance. Failure to comply will result in a minimum fine of $100 and possible forfeiture of your deposit.
4. Occupancy: People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. Guests are not allowed to exceed the occupancy limit agreed to above.
5. Noise: Guests should not create excessive noise at a level that disturbs neighbors; Building quiet hours are from 10:00p.m. – 8:00a.m. Noise violations complaints will incur $100 charge.
6. Liability: The Company is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Company is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
7. Keep the property and all furnishings in good order. Guests will be held responsible for any/all damages incurred during a visit.
8. Only use appliances for their intended uses
9. Pets are NOT allowed.
10. Parking:
Lessee must follow all building rules for parking. There is no parking for guests. Any vehicles parked in unauthorized spaces and/or not displaying the proper permit will be towed at the owner’s expense.
Lost parking permit will incur a $150 charge. Late return will incur a $50 charge.
11. Access
Owner may enter the leased premises under the following circumstances: 1) in case of emergency; 2) to make necessary or agreed repairs or improvements; 3) to supply necessary or agreed services; (4) to exhibit the Leased Premisese to prospective or actual purchasers, mortgages, tenants, workers, or contractors; 5) if Lessees abandon or surrender the Leased Premises; 6) pursuant to court order; or 6) under any circumstances permitted by law.

12. Key and Keyfob:

Lost or damaged key will incur a $50 charge per key.
Lost or damaged keyfob will incur a $150 charge per keyfob.
Late Return of key or keyfob will incur a $50 charge.


13. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units.
14. Garbage: Guest is responsible for garbage removal. Trash chute is located on each floor of the building. Large items that do not fit in the trash chute must be taken down to the trash room. Failure to remove all trash from the unit will result in a $10 fine.
15. Dishes: Please do your dishes before check-out. Do not leave dirty dishes in the dishwasher. Dirty dishes left will incur a $25 fine.
16. Packages/Mail: Guest shall not have any packages or mail delivered to the property.
17. Amenities: Pool, Rec Room, Rooftop are open from 8 am to 10 pm. (Absolutely no access during quiet hours) Gym is open 24 hours.
18. Damaged Items: Any damaged or lost items will be charged from your incidentals deposit.
19. Check-out: Check out is at 11 am. Late check-out is not available. There is a late check-out fine of $50 for each hour or fraction thereof. Please check out completely and return the keys and parking permit by 11 am.
