This Newly renovated 1-Bedroom Apartment is the rear apartment in a mixed use building on the corner of 2 busy streets in heart of the newly gentrified Hertel neighborhood of North Buffalo. There is a LOT GOING ON for shopping and dining. It is on the 2nd floor above commercial space (currently an insurance office.) A short bus ride from UB South campus, downtown, or Elmwood Village. 5 min car ride to Buff State and Albright Knox Art Gallery. 30 min car drive to Niagara Falls!

NOTE: We are upgrading the facade on the building, but not to worry because there is no active construction at the moment.

This is a recently remodeled apartment above commercial space in Buffalo's "Little Italy" neighborhood on the recently gentrified Hetel Ave of North Buffalo. This is a great area for shopping, strolling, and dining. There is no assigned parking for the apartment, but street parking usually easily available and restrictions for overnight on the street directly in front are only in place for snow season. You will need to read the signs for parking as it does change on the other side streets (for snow removal and street cleaning). My recommendation for parking, is to look on the 3 streets surrounding the building and check the signs to make sure you know the restrictions.
The kitchen area skylight brightens the apartment quite early in the morning in summertime.
The facade of the building is currently being updated. The owner is between phases of the facade, so there is no active construction at this time. But while the exterior has not been finished, you can see from the photos that the interior is all "beautified".
Other apartments in the building are inhabited by long term tenets.
Although this is a short 30 min drive to Niagara Falls, it is a drive. There is no inter-city public transportation. Unless you take a bus town down and arrange for a tour up to the Falls, you will need to have a car if you want to go there from the apartment. Ride sharing has just become legal in this part of New York State, so Uber and Lyft are getting established.

The apartment has a high-end Kitchen, double sink, fridge/freezer, stove/oven, coffee maker, electric hot water kettle, toaster, dishwasher. Fully equipped, with plates, glasses, wine glasses, coffee mugs, silverware, placemats, etc. The in-unit laundry in here as well.
The bathroom has a brand new tiled shower. Hair dryer in the bathroom.
The bed is a Queen sized, brand new mattress as of July 2018. The twin mattresses on the day bed/trundle are new as of 2017.
There are security camera outside the building and in the stairwell..........

This apartment has a common entry door from the street with another apartment (not currently occupied).
There is a key box where I can leave the key for you for a flexible arrival/departure, and key pad entry lock on the apartment itself.

Only a block down the street is our local "Spot coffee" cafe.
Bertha's is a great little diner for breakfast on that same block.
Next to the restored North Park Theater, is 'Mes Que' our local Soccer sports bar. All up and down Hertel you will find great restaurants and bars, and shops.

This is an amazing neighborhood. A newly gentrified shopping/dining district. With lots of restaurants, bars, boutiques, antique shops, etc. Hertel is the new "Elmwood district" in Buffalo. Very safe. It is a quick 5-10 min walk to Delaware park and the Zoo. within a 5 min drive, on Delaware or Elmwood you will find all the major shopping stores (Target, Home Depot, Kmart, Marshalls, Dollartree etc.)
Within walking distance for groceries, is Dash's Market and the Co-op.

I live about 25 minutes away from the apartment, so I am not on site, however, my husband owns the Insurance agency on the street level, so anything that needs attention during business hours can usually be resolved immediately. I am not normally available to meet guests upon checkin. However, I have set it up that once I give you the entrance code, you can access the apartment any time of day.
There are also information sheets on the bulletin board just inside the apartment for detailed instructions such and WiFi Code.
