Our house is 5 mins walk on the main street that leads to Leytonstone tube station–(zone 3). The Central Line, will take you to Liverpool Street (heart of financial district "The City") in under 15 minutes. Central Line now runs all night on Friday & Saturdays. The price you pay includes Breakfast (please see below for details).

The Garden Room (Currently From October 2020 until further notice - the only room we are listing - so you will have sole use of bathroom)
This quiet (1st floor) bedroom is light, clean and spacious and located at the back of the house overlooking the garden. It's location makes it popular with couples as it is a little more private - it is tucked away down a corridor and away from the other bedrooms. New comfy double bed, wardrobes, bedside tables and dresser with three drawers of storage and small chair. ( Following guest feedback (Nov 17) we removed the desk and stool which guests were not using and replaced with three drawers of storage instead). Quality bed linen and large radiator and various lamps located around the room. The bedroom is bright (North East facing) so it gets the sun in the morning (there are blinds) but has cooled a little for the evening and it's nice and cozy. Fresh towels are provided.

We get a lot of comments on how comfortable our beds are. The bed frame in this room is from Ikea – The mattress was purchased from the Big Table Company. They make handmade bed frames and handmade mattresses on site here in London. They prefer to invest in the finest materials and for them It’s all about comfort and support and they’re determined by spring-gauge and fillings.

The guest bathroom is located on the first floor next door to the garden room so not ensuite but just next door. The bathroom has a walk in shower as well as a bath and double sink.

We are delighted to re-open up our home to welcome air bnb guests from October 2020. When we closed in March, we used the opportunity to repaint/refurbish all guest areas. From October until further notice we are only opening for bookings in the Garden room - so guests booking this room will have sole use of the bathroom.

We scored 5 stars for cleanliness before Lockdown (consistently over 97% awarded by over 275 guests, in the last six years) which is one of the highest air bnb scores for London. We have also made a few changes and have removed some items from guest bedrooms, books etc. to allow for an even thorough clean between each guest stay. Hand sanitizer is provided in all shared spaces too.

We use our own separate bathroom, which helps to reduce morning traffic jams!

Please note the house is also home to a very happy friendly dog, we cook and eat peanuts so anyone with any allergies should probably steer clear too.

Breakfast
We leave a selection of cereals and semi skimmed milk and a wide variety of teas and some coffee for guests to help themselves. We also try to offer a daily variety – sometimes you may get baguette, sometimes croissant or pain au chocolate and sometimes it’s homemade bread or cake. We always have Nutella (yum) and often you will get some homemade jam and shop bought marmalade/jam. If we are not busy then we also share homemade biscuits, cinnamon buns, homemade flapjacks etc. If you wish to add your own yoghurt or fruit or juice - then we will create space in the fridge for you.

Check in 13 hrs and check out at 11am - Please advise arrival times at least a week before arrival. We do not do check-ins after 11.00 pm at night. We stick to the check out time as we are always fully booked. Late check outs must be agreed in advance - we are happy to do them if no-one is arriving that day and we have the time.

Cosy, comfortable, close to forest, close to shops and transport.

Use of microwave and toaster in the kitchen. Access to garden - provided you lock the door after use.

Leytonstone is a vibrant multicultural community offering just about everything you'd need including a great award-winning pub with a variety of real ales, good food and music at the weekends.
East London is the artistic/creative/bohemian center of the city and we are nearby to all the East London attractions (Olympic Park, Spitalfields, Brick Lane, Columbia Road flower market, Shoreditch, Hackney (Broadway Market) pubs, bars and restaurants, etc).
If you're needing a break from city life, or you want to run or walk in open space. Epping Forest London's largest open space – is about 8 minutes walk from our house with plenty of walking trails, lakes, etc.
There are lots of green spaces nearby, like the lovely Wanstead Park (formerly the site of one of the grandest palaces in London) and other parts of Epping Forest (previously a Royal Hunting Forest), which make for a relaxing walk.
Leytonstone is the birth place of Alfred Hitchcock and David Beckham.
Nearby - Wanstead flats - huge park. Wanstead which has a nice villagey vibe with its boutiques, delis and restaurants is only 15 minutes away. Also close by are Walthamstow Village, William Morris Gallery.

Nearest Underground Station - Leytonstone tube/underground station (Zone 3) 5 minutes walk to tube down one straight road so no turnings and therefore very easy to find. Just 5 stops to the city. (Our station is on the Central Line - it's called this for a reason ).
The Central Line, will transport you to Liverpool Street (heart of financial district) in under 15 minutes (This is classed as "The City" ) to natives, Oxford Street in 22, and Notting Hill Gate in 30 minutes.
The Tube stops running shortly after midnight (Except on Fridays and Saturdays - all night service on started 19th August 2016) and has definitely closed by 1am. There is the all-night No. 8 bus service goes from Central London to Leytonstone throughout the night, so you have the option to stay out late and enjoy the fantastic London night life.

If you are planning on travelling by Car – let me know and I can pre purchase tickets for you (£2.50 charge) Monday to Friday 10am to 4pm.

Good access to Stanstead 30/35 minutes in a cab or approx. 45 mins by National Express coach to London Stratford, then tube (2 stops only) to Leytonstone. This is the quickest – some guests have gone to Victoria, Baker Street but that just ADDS HOURS onto the journey.

Close to Major Road Networks (A12, M11, M25).
Westfield 2 stops, the biggest shopping centre in Europe with 270 shops, bars, cinemas, casino. One can also get the Southeastern High speed train to Ashford and the Kent Coast from the station.
Stratford 2 stops - The Olympic Park is located here.

There is also and Overground station – Leyton Midland about 8 mins walk from the house.

Languages - English and a little Italian. Gavin hails from Edinburgh, studied Fine Art at Edinburgh College of Art and St. Martin’s in London. Now a freelance illustrator. His illustrations have appeared in many publications including The Sunday Times, Red, The Guardian and Marie Claire. His advertising commissions have included work for Virgin Airlines, Budweiser, Campari, Sony Mobile and the music Industry. Gavin is also a part-time Pilates teacher, he likes to do triathlons and loves swimming and also completed the Paris full Marathon. I was born and educated in Wales and worked (I still do some consulting) as a senior exec in the hotel and hospitality industry. Lucky to have travelled the world with my job but never had the funds to open my own little place. I am a real people person and nothing makes me happier than a good old belly laugh. Recently discovered Yoga and Pilates - and love it so much that I attend many classes every week. I like (upcycling I think it's called) giving new life to old furniture. My Life Motto would be "Treat people as you would wish to be treated". Both of us have lived in London for 30 years so our knowledge is extensive and we are happy to share suggestions for your visit.
