Small complex with heated pool, spa and gardens with parking in the west end.

We are located on the top floor, vaulted ceilings in LR, exclusive deck, views to Bay, Gardens are fenced for privacy.

Very bright, airy and spacious condo that faces southeast. Beautiful pine hardwood floors throughout. Kitchen has slate floors and granite counter tops. Excellent West End location that is quiet but with easy access to shops, restaurants and entertainment. Quick walk over to bay or beach.

The pool and spa opens in Memorial Day and closes October 1 and is very private.

We rent only from Saturday to Saturday during the Season which runs mid June to mid September.

KENSINGTON GARDENS


The trustees recently met to review the impact “reopening” announcements have on our complex this season, particularly as we move into Phase 11 of the Governor’s plan.


The trustees have found it particularly challenging to faithfully embrace the new guidelines and the intent of “best practice” health advisories from the Governor, while recognizing the trustees responsibility to protect the investment interests of owners and safeguard the welfare of everyone in our Kensington Gardens community.

We have taken great pain to reflect and debate at length the inconvenience and sacrifice various safeguard alternatives could have on our owners and renters, while taking an abundance of caution to do our part to secure a safe summer season. Everyone should appreciate that this is not a normal year and concessions will have to be made by owners and renters.


Guidelines we are announcing today will be subject to change, based on the virus infection rates in Provincetown and Massachusetts. Increases in rates, as have been seen in numerous states after relaxing guidelines, could result in our association being required to take more restrictive measures. However, it is hoped that the infection rates will decrease and we will be able to relax restrictions in the coming weeks. Phase three reopening is scheduled to begin on june 29. The trustees will send out updated guidelines by July 1st, in accordance with what the trustees feel would be prudent for the associations best interests.


It should also be recognized that the city and state define our complex as a “lodging house” and therefore, we are required to abide by the same restrictive rules as hotels!


GUIDELINES:

-14 day quarantine: The governor has recommended that individuals traveling to Massaachusetts from out of state “self quarantine” for 14 days. Consistent with the intent of this advisory, out of state renters will not be permitted to utilize the pool or its surrounding common areas for the first 14 days of their visit

-Visitors to complex: Renters will not be permitted to invite visitors to the complex.

Owners may invite visitors to their unit and to their dedicated outdoor spaces.

-Contact Tracing: We are required to maintain a master log of all individuals entering our complex. Therefore, owners must send Bill Grady an email with the names of all individuals utilizing their unit (names, dates of stay, home address, phone number, email address). Owners will need to notify Bill Grady whenever they will be visiting the complex (with dates and details on all individuals who accompany them). Owners in resident should keep a log of any visitors they invite to the complex (full contact

nformation). In addition, Bill Grady needs to be informed whenever vendors or contractors are invited by owners to the complex. NOTE: This contact tracing requirement is the primary reason renters will not be allowed to invite visitors; as we have no way to ensure that contact information can be secured.

-Pool:

-We are required to limit the number of persons in the pool to 6. In addition, only 11 chairs will be available on the pool deck, to maintain 6 feet distancing.

---Chairs should not be “reserved” with towels, and if individuals will be absent from the area for more than 15 minutes, chairs should be relinquished.

---We encourage that the chairs/tables be disinfected by users after each use (anti-bacterial supplies will be made available in the pool area, as will hand sanitizer stations). Note that the regulations require that this “cleansing” take place after each use, however, Kensington Gardens does not have employees to perform this duty and must look to users to be “responsible”!!!!

-Floats and “toys” are not permitted in the pool

-Masks must be used in all common areas (not required while in the pool)

---No visitors are allowed at the pool (only owners and renters may use pool facilities)

---Owners who are renting their unit will not be permitted to utilize the pool area facilities this year.

---We are required to test the chemicals in the pool 6 times a day.

---Compliance with these rules will be insured by periodic “spot” visits by the health agent to the complex.

-Common areaa:

---The BBQ deck area will be closed, to limit social gatherings.

---The basement laundry and bathroom will only be open to owners. The hot tub is closed.

---Licensing limitations:

Anyone renting their unit is required to obtain a license permit from the City of Provincetown. This permit limits the number of individuals in each unit, based on unit

size and also requires the payment of certain taxes to the city. The Trustees mandate that all licensing requirements be met by owners.

---Deliveries to complex:

If food is being delivered to the complex, the driver should be met at the front entrance to the complex

---Owners pets:

Pets should be either held or on a leash in all common areas (pets can carry or contract the virus).
