Just 10 miles off the Interstate, but you'll feel like you're way back in the country. Enjoy long view eastward across the Connecticut River Valley to New Hampshire mountains.

Die Unterkunft
Dawnside is a hillside home on a dirt road, tucked into the woods with a view of local hills and distant mountains and plenty of space to unwind. Built over many years, it started out as an 800 sf, off-the-grid home. Today the now 1,700 sf house has electricity and WiFi, and can easily accommodate four or five, although it's cozy for one or two as well. There's a queen bed in the large (16x20) cathedral-ceilinged master bedroom, a full bed in one small (10x10) bedroom, and a twin bed in another small (10x10) bedroom.

With its central location between the Green Mountains of Vermont and the White Mountains of New Hampshire, you can use Dawnside as a base camp for day trips to go hiking, kayaking, fishing, and exploring the area. Or stay right here and take a walk on the property's woods roads and listen to the wind in the trees. Relax on the deck and watch the sunrise with your tea or coffee, or enjoy your favorite evening drink as you watch the colors shift and change on the mountains and valleys as the sun sets behind you. Lie on your back at night and enjoy the bright stars - there's virtually no light pollution up here on the hill. Light a campfire, toast marshmallows, make s'mores, and watch the fireflies.

Rainy day? Curl up with a book in the cozy library nook. The TV, along with a selection of DVD's, is temporarily located in the nook as the living room is being renovate d. There's no cable service but there is WiFi so you can hook up a laptop or Fire Stick and stream video.

The kitchen is small but well equipped: refrigerator with ice maker, 5-burner electric range, microwave, dishwasher, and large single-bowl sink. Small appliances include coffee maker, coffee grinder, electric kettle, blender, hand mixer, and 4-slice toaster, and there's a French press as well. There are plenty of plates, silverware, glasses, pots, pans, utensils, and cookbooks. Plastic children's plates, bowls, cups, and silverware are also provided. A selection of coffees, teas, condiments, and spices are provided. A gas grill is located on the back deck for outdoor cooking.

There is a full bathroom with tub/shower upstairs. A small 3/4 bathroom (shower, toilet, sink), with a 30" door, is off the laundry room. The laundry room has a front loading washer and dryer and fragrance-free laundry detergent is provided. A 50 gallon water heater provides plenty of hot water.

Cell service is spotty at best and seems to change with the wind, weather, and number of birds flying overhead. Verizon works better than other carriers, although you may need to stand in the parking area to catch a signal. There is a landline for your use.

The entire house and 15 acres of property are available for your enjoyment, including the fire pit. Firewood and materials to start a fire are provided from May through November. There's a small network of trails and woods roads throughout the property, which are great for walking, exploring, and snowshoeing (although you might need to "break trail"). A little seasonal brook crosses the property.

There is parking for several cars, and guests will be provided with a keyless entry code so no need to worry about late check-in.

The house is great for small, convivial gatherings of family and friends, but it is not a "party house."

A "things to do around here" guide is provided to give you some ideas for exploring the area and let you know about events happening while you're here.

Your well-behaved dog(s) are very welcome here, and are sure to enjoy exploring the trails and running around the yard with you. If you plan on going exploring without them please be sure to bring their crate(s) and crate them before heading out. Please always clean up behind them. However, per the insurance company the following dog breeds are not allowed so unfortunately you'll need to leave these pup(s) behind: Akita, Chow, American Staffordshire Terrier, Presa Canario, Pit Bull, Rottweiler, Doberman Pinscher, Wolf Hybrid, or any dog that is a mix that includes one or more of the breeds listed above.

The house is a short (100 ft/30m) walk downhill from the parking area on the road. There are several steps down to get to the front door. The second floor can only be accessed by climbing stairs, and the cupola is accessed by a steep ladder (please see photos).

Some of the land below the house was recently cleared and will be being landscaped over time. Also, the living room is being updated and is not available for use so that does temporarily limit the inside gathering space.

Just 10 miles off the Interstate, but you'll feel like you're way back in the country. Enjoy long view eastward across the Connecticut River Valley to New Hampshire mountains.

The house is located 1.25 miles (2.0 km) "off the blacktop," halfway up a 1/2 mile (0.8 km) long, quiet dead-end road. There are neighbors but they can't be seen from the house. Sometimes it is so quiet here that you can hear kids playing on the next ridge over... 1/4 mile (0.4 km) away. Quiet country back roads are great for walking, running, and bicycling on. The last 1/4 mile on your way back is a bit steep.

Northeast Slopes, where you can ski "the way it used to be," is less than 10 minutes away. It's totally volunteer-run, nature-dependent for snow, and features up to 12 trails, 360' of vertical height, 2 rope tows, and a T-bar - all for a $15 day pass. There's no night skiing but there is reasonably priced food at the snack bar. You can snowboard, too. Bring your own skis and/or boards. If you're going to use the tows bring leather work gloves (or buy them at the snack bar). Burke Mountain and the Dartmouth Skiway are about an hour away.

There are two general stores within 10 minutes. The Roots School, which teaches traditional skills, is just 6 miles/12 minutes away. The Mountain School in Vershire is 13 miles/25 minutes.

The town of Bradford, with several restaurants, a Kinney Drugs pharmacy, a large Hannaford's supermarket, the awesome Farmway feed/clothing/shoes & boots/furniture store, the Red Kite Candy kitchen and store, and the Bear Ridge dirt race track, is 20 minutes away.

The city of Barre ("Bear-ee"), home to famous granite quarries you can visit, is half an hour out. Vermont's capital, Montpelier, is 45 minutes away, as is the up-and-coming White River Jct, Vermont and the home of Dartmouth College: Hanover, New Hampshire. Waterbury, VT, home of Ben & Jerry's, is an hour away and Burlington, VT is an hour and 15 minute drive.

A drive-in movie theater is about twenty minutes away. Camp chairs and outdoor blankets are provided so you can grab them and go watch a movie under the stars. In mid-September the Tunbridge World's Fair is just 35 minutes away. Several area artisans participate in May and October Open Studio Weekends and invite you to meet them and see their work.

White Mountains attractions, including Lost River Gorge and Polar Caves, are about an hour away.

The house is located midway between the Appalachian Trail and Vermont's Long Trail with access to each taking an hour or less, and there are several hiking trails in the area including the 3.5 mile Wright's Mountain Trail just 15 minutes away. Fishing, boating, and swimming are available at many places within a half hour or so radius and Vermont Fish & Game offers free boat launch access at many locations (Note: some lakes and ponds do not allow motorboats). Sporting licenses are available at the East Corinth General Store or online.
