Our apartment was completed in 2017 and it is within the Residencial Cerrada Alborada complex. The unique quality of the complex is they preserved most of the jungle (eco-development) so as you look out the windows you're looking over the top of the jungle canopy. As you can see in the exterior photos most of the trees and natural jungle features have been built around, rather over the top of. This is ideal for longer stays as we provide a fully equipped, comfortable and modern place to stay.

We designed our apartment to have a contemporary Mexican feel, although we also wanted a place where you can truly relax so we've provided everything someone would need to stay for a few days, weeks, or months.

We've stayed at many places where there are so many things broken, faulty, and generally can make the vacation/holiday hard work, and when you get home you need another vacation to recover. We strive to fix anything broken ASAP and have a 24 x 7 handyman if ever the need arises.

We decided to set-up the apartment to provide US quality and have pretty much everything you would ever need, so we have a washer/dryer, dishwasher, and smart home features such as automated lighting, security (window or door intrusion alarm) and a smart lock on the front door.

Cancun/Quintana Roo is hot and humid, so we installed the latest in air conditioner technology, called "Inverter" technology. It makes a normal A/C sound when you first turn them on, then within 10 minutes, you will notice the sound is barely noticeable. No more sleep-disturbed nights due to the A/C switching on/off. We have a separate unit in the living room and one each in both of the bedrooms, so customize your air-temperate all you want ;P

We know from experience that getting into an apartment can sometimes be a challenge, especially if your flights are delayed and you have to go somewhere to pick up a key. We've installed a smart lock that allows everyone in the group to use a unique 4-to-6-digit code. This allows everyone in your group to come and go as they please, without having to coordinate "who has got the key". And if you have no faith in technology, we have a back-up physical key.

In the kitchen, we have all new appliances, including a dishwasher, convection microwave, and in the corner we have a washer/dryer, so if you're running out of clean clothes you have everything you need to wash, dry and iron (if desired). We also have a large clothes drying rack, which can be placed anywhere in the apartment.

Because the apartment is on the top floor the water pressure wasn’t good, so we’ve installed a water pressurizing pump. We’ve been told on multiple occasions that we have the best shower pressure of any Airbnb in MX :)

We had all the furniture in the apartment, except the beds and sofa, handmade locally. They were made by a local carpenter and we've added a touch of modern with Mexican-style print art covering sections of the dining table, coffee table, and nightstands.

The apartment is 2.42 miles (3.9 KM) from the beach. It is a 45-minute walk or 100 MXN taxi ride. Taxies can be hailed at the entrance of the Residencial Cerrada Alborada (which is the name of the development) where the security guard is posted. Because taxies are used by the locals to get to and from work, typically you will manage to get a taxi in 1-5 minutes, 24 hours a day. 30 minutes south of the apartment is Playa Del Carmen, which is known for its excellent restaurants, nightclubs, and cosmopolitan bars.

When you arrive, we expect that you'll cruse us, when you carry your luggage up the steps although you will appreciate the view of being on the top floor. We've included some Mexican decor, although the apartment is modern and is very comfortable.

The apartment is within a gated community with 24-hour security and has free parking for 1 car directly in front of the building (23). After you book you will receive an email from ****@august.com which will contain your 6-digit unique access code for our apt smart lock.

NOTE: it is common practice that when entering a gated community the security guard will ask for your driver’s license. They will retain it. The next day they should give it back to you. This is unnerving for some people, although that is the way things are done in most of Mexico.

Money: Many people worry about getting all their money before they arrive in Mexico. I would recommend bringing approximately USD200 for every week you're in Mexico. I would then find out if your bank has any relationships with banks in Mexico. Then I would use my credit card for almost everything. Make sure to have at least two credit cards, and make sure to alert them that you'll be in Mexico. Be prepared to receive a call or text once you start using your credit card, even after you told your bank, but make sure to answer or return their call. Get pesos for taxis and tipping at an ATM, ideally one which has an agreement with your home bank. Don't bother with money exchanges.

Sun & hydration: Make sure to wear sunscreen all the time. Wear a hat, and bring sunglasses. Make sure to drink plenty of bottled water, and consider adding a small amount of salt, or buy rehydration drinks which are sold everywhere. When it is high humidity your body loses a lot of water. One of the main medical issues guests have is severe sunburn and heatstroke.

Bugs: Are unpredictable. At the apartment generally, there are few bugs, but regardless make sure to have repellant. When out at dusk or out in the evening, take some repellant, just in case.

Cellular/Mobile Phone Signal: The positive of staying in a new apartment within the jungle is the immersion in nature. The downside is some cell/mobile phones don’t get a good signal. If you have WhatsApp or an iPhone you can connect to the Wi-Fi.

Wi-Fi: After giving my left kidney we managed to get decent Internet after 5 failed attempts. Presently we have Wi-Fi which is 99.95% of the time 15 Mb/s, which is considered suitable for streaming video, although it depends on many factors such as how busy the area is and other x-factors I wish I knew :/ If the Wi-Fi is down for longer than 30 minutes or you're unable to get it to work when you first arrive, I recommend unplugging the power cord on the white Samsung square box on the wall above the green cupboard in the living room. Unplug it for 30 seconds and then reconnect it and wait 5 minutes. Unfortunately, if the Internet is "down" there is little I can do. We do call and inform the company when the Internet is down, although we generally don't get much reassurance that the message will make it to the people who can fix the problem [sorry to sound so defeatist, but I spent probably 3 months of my life in total on hold waiting to get Internet fixed in Mexico]. Fortunately, we rarely have outages longer than 3 hours, and that is usually no more frequently than every 4-6 months.

Lage

Puerto Morelos, Quintana Roo, Mexiko

The neighborhood was developed in 2017, with occupants moving in 2018, so it presently is the newest and most modern apartment complex. Puerto Morelos has two main parts. The existing town of Puerto Morelos is known for its fresh seafood and its beaches. Over the past ten years, Puerto Morelos has become much more sort after due to increasing costs further south. Restaurants and bars have sprung up to accommodate this new clientele. There is a slow shift from Playa De Carmen (frequently called Playa) to places just north or south, primarily due to high accommodation costs and over the top night club scene, which goes to daylight or even to midday.

Palancar Reef – Cozumel Island (Isla Cozumel)
As a PADI scuba diver, I find myself taking other diving friends to Palancar. While it may not be as large as other reefs, it's is just as impressive with its multicolored (think bright pinks, greens, oranges, and yellows) marine flora and fauna. Visibility tends to be around 10 meters in the wet season and as much as 30 meters during the dry season. I have drift dived several times, and I wasn't impressed, as there aren't colors you'll find above 15 meters above. The Palancar Reef is part of a bigger reef system, the Mesoamerican reef system, the second-largest on Earth. Most days, you will see seahorse (but you need to look carefully closely as they change color to fit their background), butterflyfish, sea fans, squirrelfish, parrotfish, and many others.

NOTE: I recommend that snorkelers ALWAYS wear a life jacket even if you're an Olympic Gold Medalist, as there are unpredictable currents. I've found about 20% of the dives I do there I'll encounter currents which may push you 20-50 meters / 60-150 feet away. It merely is the tide coming in or going out. It is safe, and we swim across the current, which is the same way to escape a riptide. I've seen people panic, and instead of swimming across the current, they swim into it, which quickly fatigues them. The current will stop once you get into deeper water (as little as 10 meters/30 feet). The life jacket lets you rest, regardless of your swimming abilities.

About Puerto Morelos (pronounced pweɾto mo'ɾelos - )
Puerto Morelos is divided by a highway and a mangrove swamp into three sections. The section west of the road is known as “Colonia Joaquin Zetina Gazca,” where our apartment is located. The section east of the highway is called “Colonia Pescadores.” The section on the coast east of the mangrove swamp is “Puerto” or “Antiguo (old) Puerto Morelos.” This original coastal fishing village is now a quiet, mixed-use neighborhood of private homes, hotels, condominiums, restaurants, and tourist shops.

One hundred meters / 330 feet offshore of Antiguo (Old) Puerto Morelos lies the Puerto Morelos portion of the Mesoamerican Barrier Reef System, designated as a National Marine Park in 1998 due to local environmental activists. I commend the Mexican people for their acknowledgment of their natural resources and their protection of such resources. That was, in part, why we bought our apartment as it took twice as long to build the apartments within the jungle, where traditionally, they would bulldoze the entire site.

This reef system, also popularly known as the Great Mayan Reef or Great Maya Reef, is a marine region that stretches over 1,000 KM/620 Miles from Isla Contoy at the tip of the Yucatán Peninsula down to Belize, Guatemala and the Bay Islands of Honduras. The reef system includes various protected areas and parks, including the Puerto Morelos Coral Reef National Park, Belize Barrier Reef, Arrecifes de Cozumel National Park, Hol Chan Marine Reserve (Belize), Sian Ka’an biosphere reserve, and the Cayos Cochinos Marine Park.

The Mesoamerican Barrier Reef, the second-largest coral reef in the world, runs parallel to the Yucatan Peninsula. The Great Barrier Reef in Australia is the only reef that is larger (and as an Australian native, I proud to boast that ours is more significant than theirs :). In Puerto Morelos, the marine sanctuary is closer to the shore than in other areas of the Riviera Maya. In 1998, this section of the reef became a protected area.

Note: As per my previous comment, please make sure to be wearing life jackets if snorkeling. Some local vendors may dismiss the need, although as peace of mind, I would not let anyone get into the water without a jacket. Also, make sure the jacket is secured correctly. If a clip is missing and your guide doesn't have a spare, spend 2 minutes hand tying it, as if the water gets rough, it gets rough quickly. That said, it is safe for kids. We tether our youngest to an adult for peace of mind.

Hi we're Clint & Medy. We moved into the newly finished apartment in 2018 as we both have mostly remote jobs, therefore we like to spend time in our apartment as often as we can. We have family in Cancun, so when we're not traveling for work we will stay in the apartment. The Quintana Roo coastline is stunning, and after 8 years and 50 visits, we never run out of things to do.
