Breathtaking beauty awaits you! Enjoy all of the tranquility and rejuvenation with family and friends by experiencing what the blessed Oregon coast evokes in people. The only things separating this beloved ocean front home and the Pacific Ocean are a few seagulls and a beautiful beach, and all of this is awaiting for you to enjoy and experience! As you overlook the beach there are trails that take you down the hill(or safe steps at the Park-1 blk south) to place your eager toes in the sand and leisurely walk along the miles and miles of sandy beach.

As you cuddle and rest on the deck during your retreat, relax and put your feet up and gently look to your left and see the boats enter and exit the harbor jetty, while listening and watching the waves crash and to your right the majestic view of the Yaquina Head Light House... All of this and more awaits you!

This three or four bedroom two and a half bath home is located on a private road with plenty of parking.**Many of the appliances have been updated and the walls recently painted!! You are just minutes away from the Yaquina State Park and Yaquina Bay Light House, and a five minute stroll to restaurants and fifteen minute stroll to the bay front shopping! The Newport Aquarium is a minutes drive as well as The Hatfield Marine & Science Center. When we say In the Heart of Newport- We Mean it!!

Terms and Conditions for 510 SW Minnie Street

We are delighted to have you as our guests!

Please take a moment to read the following Terms and Conditions agreement. In placing a deposit to reserve 510 SW Minnie Street with Richard Savicky, either by phone or online, you (the Guest) is agreeing to all of these terms, conditions, and policies.

1. Security Deposit and Damages

a. The Guest is responsible for any damage, loss, or breakage within the home or on the property above and beyond normal "wear and tear", as well as the cost of excess cleaning, including the excess cleaning, There is a no shoe policy inside the house. In the event of cleaning sand off the floors, you may loose your deposit. A refundable security deposit and an active credit card are required to book your reservation. The security deposit will be returned to you upon check-out if all is left in accordance with this agreement. Any damages, excess cleaning, etc. to the home or property that exceed the amount of the security deposit, will be charged to your credit card provided. You are responsible for updating any changes to expiring credit cards.

2. Occupancy

a. The Guest agrees to limit the number of occupants to the maximum occupancy of 10 occupants per property. Should you exceed this number, you may be asked to vacate the home without a refund and be liable for additional charges. Please inform us of any visitors or guests you may be having, occasionally we may make an exception. Homes may not be sublet. The Guest must be 21 years or older to book a reservation. No Bachelor or Bachelorette parties, weddings, or other large parties, are permitted.

3. No smoking is permitted in any of our properties

a. If you smoke outside, please crush and dispose of the cigarette butts. Housekeeping staff will pick them up if you don't, and there will be a charge for this service. Do not smoke inside any of our homes at any time. If you or any of your guests smoke inside our homes we will assess your credit card any costs necessary to remove the odors. These include carpet and upholstery cleaning.

4. Pets

a. Pets are not permitted without prior arrangement and the payment of a deposit. An additional $15 per night charge applies to the nightly rate and a $150 refundable deposit is required with a signed agreement.

b. If you bring your pet or have a pet visit without this prior arrangement and payment, management will assess your card at $50 per night, plus a NON-refundable $150 deposit.

c. If your pet has been approved, you agree to the following guidelines:

i. Pets are NOT ALLOWED on the furniture or the beds.
ii. Pets must not be left alone in the home unless in a crate or a porter.
iii. The Guest is responsible for cleaning up all pet waste.
iv. The Guest is responsible for any destructive or aggressive behavior resulting from their pet.

d. In the event that our housekeeping staff does clean up after your pet when you leave, you will be billed at the rate of $50 per hour with a one hour minimum. This will be charged to your credit card provided.

5. Respecting your Neighbors

a. Our vacation homes are located in Newport's most desirable neighborhoods where many of us call home. Under no circumstances are parties or gatherings of any kind permitted in or around any of our homes that exceed the maximum occupancy of each individual home.

b. Please wind down outside activities by 9pm. City of Newport Noise Rules, Ordinance 8.15.015, are enforced between 10pm to 7am. Please be courteous of your neighbors and keep your noise levels to an appropriate level.

6. Parking

a. Park only in the designated parking spots, or directly in front of your home. Be conscientious of other's property and privacy when asking for directions or recommendations.

b. A maximum of (4) vehicles are allowed, per reservation, and per the City of Newport, Oregon Business License Agreement, EACH GUEST, with a vehicle, MUST register their NAME and LICENSE PLATE, upon their acceptance of the "Terms and Conditions" of 510 SW Minnie Street.

c. Absolutely no motor homes, campers, boats, or travel trailers are permitted on our properties or the use of our utilities and facilities by same, unless granted prior permission by management.


7. Home Supplies and Housekeeping

a. Your vacation home is supplied with clean linens, towels, toilet paper, paper towel, hand soap, shampoo, conditioner, and body wash. There are washers and dryers in the home for your use, an iron, and fully equipped kitchens including spices, dinnerware, flatware, and cookware.

b. Help us to "stay green" by using the provided recycling bins in the driveway. There is one for "co-mingled" items such as paper, paperboard (cereal boxes, etc.) cardboard, aluminum, tin cans, and plastic. There is a separate container for all glass. Please rinse out your containers.

c. Full housekeeping service is available during your stay for an additional fee. Please inquire before your arrival to ensure availability of our cleaning staff.

8. Check-in time is 4:00 PM and check-out is 11:00 AM

a. These times are strictly enforced during the summer, holiday's and spring break times. These times are negotiable, only during other periods of the year, and only with the stated acknowledgement of the owner/management.

b. Entry Procedure to 510 SW Minnie Street


i. Push the Schledge button then code and turn the knob clockwise.
ii. To lock, when leaving, push Schledge button and turn knob counter clockwise.

c. Front door push Schlage button and code

d. WIFI: Minnie PASSWORD: lifeisabeach

e. Check Out Procedure

i. Clean all kitchen items and wipe down counters. Empty coffee filter, if used. Please place all dirty dishes in the dishwasher and start a load of dishes.
ii. Towels used please leave in laundry room. (If Towels are wet leave hanging)
iii. Strip beds, used sheets only.
iv. Turn OFF televisions.
v. Turn the thermostat to 60 degrees in the winter, and 75 degrees in the summer.
vi. Check that all doors and windows are locked.



9. Lost and Found

a. Management nor the home owners are responsible for any personal items left in the home or on the property, including items lost or stolen.
b. Unclaimed items will be held for you for 30 days. After 30 days, all left items are donated to the Newport Oregon Goodwill.
c. We will be happy to ship retrieved items to you via COD for a $20 fee.

10. Release of Liability

a. Life is a Beach Vacation Rentals, the Life is a Beach Vacation Rentals, and the Home Owner are in no way responsible for bodily harm or injuries that may occur while you are in the home or on the property.

b. Life is a Beach Vacation Rentals, the Life is a Beach Vacation Rentals, and the Home Owners are in no way responsible for bodily harm or injuries that may occur in or near the Hot Tub. The Guest agrees to use of the Hot Tub at your own Risk.

c. Life is a Beach Vacation Rentals, the Life is a Beach Vacation Rentals staff, and the owner of the homes are in no way responsible for bodily harm or injuries that may occur while using the bicycles, sky swings, bar-be-que, and fire pits. The Guest agrees to use the bicycles, sky chairs, bar-be-que, and fire pits at your own risk. You are responsible for wearing your own helmets on the bicycles.

d. Violation of any federal, state or county laws as well as policies stated in this agreement are grounds for immediate eviction without refund.

e. When you send an email to Life is a Beach Vacation Rentals, you are communicating with us electronically. You are consenting to receive communication from us in return, electronically. You agree that all agreements, notices, disclosure, and other communications that Life is a Beach Vacation Rentals provides to you electronically satisfy any legal requirement that such communication be in writing.
