Charming cottage near ABI airport--Great location. Small full Kitchen, 53" flat screen satellite TV, Memory Foam Beds, Free Parking, Private lake with boat dock and pool access for guests. Infinity pool sits behind main house w/hot tub in pool. We have finally installed WIFI at cottage and hope it stays up and running. If yours is not running, ours is not running. Please note that this property requires the payment of County and City taxes of 9% of the amount paid per night for renting.

Die Unterkunft
We are in central location in ABILENE on a private lake. Only the homeowners are allowed to use lake. There is a boat dock, pool/spa behind our main house for a 3 minute walk. During cold weather the spa is $40 extra to use; during warm weather it is $20 to use. This is below the cost of our operation. The neighborhood is a nice established neighborhood and people seldom move off the lake if they have lake front property. You can bring your own gear to fish off boat dock. The lot is approximately 3 acres and very private. Any additional guests over 6 people will increase the rate to $15 per guest to rent this property with a limit of 8 guests.

Zugang für Gäste
Guests have access to all ABILENE festivals, zoo (close to properly), Taylor County Coliseum is two blocks from cottage. Even though this is urban living there is quite a bit of wildlife in and around the property (i.e., fishing herons, owls, foxes, prairie dogs, many species of water fowl and fish). Bring some fishing gear or stop at local Walmart for kid gear & live bait. Bring a kayak and cruise/fish on the lake.

Weitere wichtige Hinweise
Please note there is not a door between the large bedroom and the TV area. This is not a privacy issue, rather, it may pose problems with small children who need to be enclosed for sleeping purposes.

Due to age of property, it was constructed so that you must walk through a small bedroom to access the only bathroom in the cottage.

The owner recently had severe increase in blood sugar so there is a new treadmill in cottage that is covered and sits in corner, out of the way of all traffic.

Lage

Abilene, Texas, Vereinigte Staaten

The area is part of a historic development on Campbell Drive by the original owners: West Texas Utilities (now known as AEP) who developed the lake and used it for a generation of electricity. Not by coincidence, when the lake was first developed, many of the West Texas Utility CEO's built their homes on the lake and it would was considered an upscale neighborhood within this particular small city. In this day and age, all of the power plant remnants have long since been removed and the lake is quite clear for boating, swimming and all water sports. Sixty years ago the area was considered "out in the woods" and was a popular spot for picnics and day lake adventures. Fast forward to the 2000's and quite generally if someone acquires a home on the lake there is little movement by way of selling because it is a unique property located in central Abilene, and very convenient to most of the city. The views and wildlife on the lake is adds an element that most people do not see who live in an urban setting. I am one of the elected Board Members who (with all the Board Members) maintain all aspects of the lake through quarterly board meetings (and onerous tax meetings and policies regarding structures on the lake). We send out notices to all lake property owners to keep them abreast of all rules and regulations regarding the lake and we also maintain a web site that has all of this information on it for the owner to look up without having to always contact the Lytle Lake Water Control and Improvement District. We have found through years of research that this lake is unique to any other lake in Texas. This has forced us to be creative in allowing our lake owners to construct new property or remodel, yet preserve the historic aspect of the lake. Our main goal is to preserve the lake, apprise owners of all dangers from storms (as we learn about them), improve use of the lake, whether boating, swimming or other water craft use, including fishing from the shoreline. The dam that created this lake is over 100 years old and one of the most important goals for out Board is to preserve the damn and have it regularly inspected by both our own Water Board as well as the TCEQ in Austin. So far, the dam is in good shape and we hope it will continue, as we hire engineers to advise us on various improvements for the dam as it is inspected daily. The dam is also subject to an independent audit on an regular basis by the TCEQ to assist in all of us meeting the goal of keeping the dam in top shape, and be prepared in case of an emergency of any sort by communication to all landowners. To date, we have not had any emergency situations, and this is in large part to the amount of effort and time, and resources we put into preserving the dam and monitoring the lake level, wildlife, residential structures and general use of the lake.

I am an attorney in Abilene, Texas as is my husband. We live in the main house where the AirBNB cottage is located. It is far enough away that you will not notice our presence most of the time. Our children are grown and in fact our son is recently married to his law school sweetheart who also practice at our law firm Fergus & Fergus, LLP here in Abilene. Our youngest child is still in Graduate school in Yale pursing a Masters of Divinity. We are active in the community, and have many friends and family in the area. We attend St. Paul United Methodist Church (since 1954--family membership) and have served in many philanthropic projects in Abilene for all of the years we have resided here. The Cooler months in Texas are beautiful and if you are looking for a cozy, quiet place to stay, this is the right place for you.

If we are at home, we try to stop and say hello, especially to explain where to park if more than one car. We have new irrigation system so be careful to stay off grass. All irrigation is from lake when allowed by Lake District. We think you will find new infinity swimming pool behind the main house on property a great place to view of the lake at all times of day. Always try to give me a heads up if you plan to use pool and time of day so we can coordinate! Note: $20 per use to hear hot tub during warm months, $40 per use during cold months.
