* House Policies: *You are responsible for leaving the room in the same condition (with normal usage) as it was when you arrived. The registered guest will be held responsible for any and all damages to the room, found during the stay or after departure. This property is privately owned and operated. We reserve the right to refuse service to anyone. We assume no responsibility for accidents or injuries to guests or vehicles. We will not be held responsible for loss or damage to valuables that are not secured properly.
*Guest is responsible for keys, and will be charged $100 for replacement. *If room requires excessive cleaning guest credit card will be charged a $75 fee. Unsalvageable linens & towels will be charged to the guest.

*Quiet hours are from 9:00pm to 8:00am during which time the noise from the short term rental home shall not unreasonably disturb adjacent neighbors. *Sound that is audible beyond the property boundaries during non quiet hours shall not be more excessive that would be otherwise associated with a residential area. *Amplified sound that is audible beyond the property boundaries of the short term rental home is prohibited. *Vehicles shall be parked in the designated parking area and shall not be parked on the street. Self Park (unassigned spaces) in our Onsite lot (behind the Inn building) and Offsite lot (50 yards to the right of the Inn building next to the art gallery) *No parties or group gatherings other than registered guests shall occur. *The shoreline area is the property of the people of Hawaii and is open for the free use by everyone. *Smoking is NOT allowed anywhere on property. Smoking will incur a $500 cleaning fee. *Occupancy limits are STRICTLY enforced. *Landscaping is on Wednesdays throughout the property starting no earlier than 9:30am. To decline to request alternate time please in form Front Desk. *For 24 hour assistance or after front desk hours emergencies please call our on-site manager at: 808-280-6066 *Cancellation Policy: For reservations LESS than 7 nights, we require a one night's deposit to secure the dates, and cancellation must be made 7 days prior to arrival to avoid forfeiture of deposit. For reservations 7 nights or MORE, we require a 50% deposit to secure t he dates, and cancellation must be made 30 days prior to arrival to avoid forfeiture of deposit. If we are able to rebook your room we will credit you for the actual nights re-booked at the rate you reserved or the new rate whichever is lower. *All rates are subject to state and local taxes ~ All rates are subject to change without notice. Holidays are subject to Peak Season Rates
